While this process proved effective, it coincided with a period of major construction cost escalation throughout the whole of the North American continent. This manifested itself in cost over-runs in particular elements that were heavily susceptible to commodity price increases such as drywall, mechanical and electrical installations. In addition, elements that relied heavily on the consumption of fossil fuels in their manufacture were impacted due to high price pressures on oil prices. Examples were PVC piping, sheet flooring, curtain walling and bitumen based products. As a result of Davis Langdon’s close monitoring of the costs, the need for further cost reduction was identified and Davis Langdon administered and carried out three major value engineering exercises on the project, as a mechanism to bring project costs back within budgetary parameters. At the time of this writing it is still a live project, which is now commencing the construction phase, and so current costs remain subject to confidentiality agreements.
